Total sales increased 7.3 percent year over year, and the region also set a new all-time high in median sales price, as homes sold for $330,000 in May.
The previous single-month high in terms of median sales price was $322,205, set in June 2023. While this is a record-high for central Ohio, it’s still well below the national median sales price of $407,600, posted in April 2024.
There were 2,839 closed sales in the Columbus & Central Ohio Regional MLS in May, up 7.3 percent from the 2,646 closings in May 2023.
Inventory across the region climbed nearly 33 percent to 3,549 homes for sale. At this time last year, there were only 2,671 homes on the market. While there has been a rise in inventory, homes are still selling at about the same rate as in 2023. Days on Market until sale is up from 20 days to 22 days in 2024.
Additionally, there were 3,585 new listings in May, traditionally one of the busiest months annually for homes to be listed.
Of the 2,839 closed sales, 2,424 were single-family homes, while 397 were condominiums. Condo sales in central Ohio are up 9.4 percent over May 2023.
In the local market spotlight, Beechwold/Clintonville saw a 31 percent increase in closed sales year-over-year, with 68. Blacklick was up 32 percent over the same time frame, posting 46 closings. In Licking County, Pataskala was up 60 percent compared to May 2023, with 32 closed sales.
